Permit requirements
All building and home renovations in Port Moody are regulated by the City's Zoning Bylaw. Before you begin your next project, we recommend you review our Good Neighbour Guidelines, BC Energy Step Code and Zero Carbon Step Code requirements, and the Fees Bylaw. In addition to City bylaws, guidelines, and requirements, be sure to review the provincial government’s building codes and standards.

Applying for permits
If you're building a new home, renovating your current home, or adding a structure to your property, you need to apply for a building permit before any new construction takes place. Visit our Building Guides and Bulletins page for more helpful information. Projects that require permits include:
- small-scale multi unit housing
- tenant improvements
- decks
- swimming pools
- mini-split air conditioning units
- fire sprinklers
- hydronic heating
When you're ready to start the application process, you'll need to complete a building permit application, then submit all supporting documents online through Port Moody's eServices portal. The process is as follows:
Note that if your project involves deconstruction, a separate permit is required.

Deconstruction permits
If you want to demolish a structure, you will also need to complete the deconstruction permit application form and include it in your submission. Refer to the deconstruction permit process for more information on demolition application requirements.
Plumbing permits
- Go to the eServices portal Plumbing Permit application.
- Select Login to sign in with your existing account, or select Guest to apply without an account.
- Indicate if you are a homeowner or a plumbing contractor, and select Continue.
- Select the permit type based on the information below.

Booking an inspection

What is the new process for applying for a building permit?
When is a building permit required?
A building permit is required before any new construction takes place. For residential building permit information and requirements, read our building guides.
When is a plumbing permit required?
A plumbing permit is required if you are planning to install or alter plumbing fixtures or piping. If you are planning to alter sanitary or storm sewers outside of the building, you'll need a plumbing service permit.
What is a tenant improvement and when do I need a permit?

When do I need a deconstruction (demolition) permit?
You need a Deconstruction permit to completely remove any type of building or structure. If you are deconstructing only a portion of a building or a structure or interior partitions, you'll need to obtain a building permit (not a Deconstruction permit) to make any alterations to the building. Our Waste Management Bylaw regulates and minimizes the amount of waste that is generated by new construction or Deconstruction of structures and sent to landfills for disposal. A waste management plan is required for every building permit application.
How do I apply for a swimming pool permit?
Any swimming pool with a depth exceeding two feet requires a permit. For swimming pool permit information and requirements, see our guide on applying for a swimming pool permit.
Do I need a permit for a retaining wall?
Retaining walls are defined as walls retaining soil over 1.2m (4’0”) in height. You'll need a permit for any retaining wall that meets this definition.

How do I obtain a gas or electrical permit?
We do not issue gas/electrical permits or provide gas/electrical inspections. Please refer to Technical Safety BC for further information.
