Learn about impact of provincial housing initiatives on Port Moody at June 5 information session

The City of Port Moody is hosting a Provincial Housing Initiatives Zoning Information Session on Wednesday, June 5, 2024. Join us between 5pm and 7pm at the Civic Centre (100 Newport Drive) to learn about the B.C. government’s housing initiatives and the impact on Port Moody including required updates to the City’s Zoning Bylaw.
In late 2023, the Province introduced legislation to amend the Local Government Act (LGA) with the goal of increasing housing supply. The legislation includes:
Bill 44 Housing Statutes (Residential Development) Amendment Act for Small-Scale Multi-Unit Housing
The purpose of Bill 44 is to enable small-scale, multi-unit housing (SSMUH) by establishing unit minimums for single-family and duplex zoned lots. These unit minimums vary depending on lot size and proximity to frequent transit bus stops. SSMUH housing forms typically offer more family-oriented units than larger-scale multi-family housing projects and are typically a more affordable option than single-unit per lot dwellings.
Bill 47 Housing Statutes (Transit-Oriented Areas) Amendment Act
Bill 47 designates Transit-Oriented Areas near transit hubs to increase density near rapid transit facilities such as SkyTrain stations. The framework creates a tiered system (based on provincially-prescribed distances from the transit centre) that defines standards such as minimum allowable building density and heights, and removes minimum off-street parking requirements for residential uses.
As required under the legislation, the City of Port Moody will update its Zoning Bylaw by June 30, 2024 to incorporate changes related to small-scale, multi-unit housing and Transit-Oriented Areas (TOAs). The Provincial Housing Initiatives Zoning Information Session is an opportunity for residents to learn about bills 44 and 47 as well as:
- SSMUH development scenarios and building types;
- boundaries, density, and building heights for Port Moody’s two TOAs (Inlet Centre and Moody Centre SkyTrain stations);
- changes to requirements for parking and traffic management; and
- infrastructure considerations.
