Note: Home Owner Grants are available online from May 15 to December 31 for the current year.
To be eligible for the Home Owner Grant the registered owner of the property must reside in the home as their principal residence. A person cannot have more than one principal residence and can only claim one Home Owner Grant
Only one of the registered owners is required to claim the grant, but this person must maintain the property as their principal residence. Other registered owners may live elsewhere.
The maximum basic homeowner grant available is $570.
An additional grant of $275 is available if one of the registered owners of the property, who resides at the premises, meets one of the following conditions:
- the homeowner is over 65 years old or will be 65 in the year taxes are due
- the homeowner or his/her spouse receives or received prior to his/her death an allowance under the War Veteran's Allowance Act or the Merchant Navy Veteran and Civilian War-related Benefits Act (the applicant must send in a stub from the most recent D.V.A. cheque)
- the homeowner is disabled, or his/her spouse is disabled, or a disabled relative lives at the premises (the owner must obtain and file a Form B - Certificate of physican and property owner with the City)
- the homeowner's spouse or relative who passed away in the current year would have been eligible for the additional grant and the homeowner occupied the home on the date of death and continues to live there.
The Home Owner Grant application form is located on the front of the property tax notice. The completed application must be received by the Finance Department by the tax due date. The amount of the Home Owner Grant is considered unpaid taxes and is subject to penalties and interest if it is not claimed by the due date.
An eligible homeowner can claim the grant without making a payment by simply filling out the application form and submitting it to the Finance Department. This will help avoid any penalties and interest charges on late grant applications.
